Wuhan Office Expansion
Director Group were instructed by a global IT software development company, to sit alongside and support their management team in China. The objective was to secure their office expansion in Wuhan designed to accommodate the ongoing growth of the business.
- Alignment of the commercial property deal to meet future business needs locally and globally
- Introduction of procurement process to maximise value for the client adoption
- Delivery of the new office on-time and on-budget
- Provision of improved processes for future client projects in-country
Working alongside the client team we undertook a strategic review of the offer on the preferred building, to identify areas for renegotiation. With the deployment of our partner network providing local market expertise, we took the lead on the final stage of negotiations.
Throughout this period we supported the management team in presenting the business case for Board approval and oversaw the lease negotiation on behalf of our client.
The second stage of the project involved overseeing the physical delivery of the fit-out ready for occupation, including the recruitment of a suitable design team.
By understanding the business needs we created a client brief and introduced a robust procurement process to add value, leading to the appointment of a suitable construction partner.
We oversaw the project co-ordination of the fit-out team and delivered on programme and to budget allowing for a seamless business migration into the new space.
“Wuhan is the largest city within the province of Hubei. With a population of over 10 million and is at forefront of industrial change in China. It is an incredibly exciting city to work in, that somehow seems to blend both architectural tradition and future technology in a rapidly growing skyline.” Mark Robinson Consultant
New HQ for National Event Company
Instructions were issued by a national Events Management company backed by Private Equity funding. The company required a new London HQ for the rapid expansion of the business and to enhance colleague workplace experience. For business-critical reasons the project was urgent with very demanding timelines.
Director Group completed a full review of all the available business space, including off-market opportunities. Within 2 weeks ideal space was identified with terms agreed shortly thereafter. The lease for the premises was agreed and signed within 6 weeks. In the interim a full D&B fit-out for the space with workplace utilisation and design specification was agreed, tendered and contract awarded to allow mobilisation on the lease start date.
The fit-out was completed 2 weeks ahead of programme, to budget and enhanced design with full furniture tender undertaken and delivered.
Legacy property issues where closed down and a full project programme of 3 months and 1 week was achieved. The space is now a fabulous new HQ for 35 people providing hugely enhanced environment for a rapidly growing successful client.
Stephen Pannell, joint founder of Director Group, guided the client through the entire process ensuring a ‘step-change’ workplace experience for staff and customers alike.
“Our client wanted a look that would reflect a contemporary attitude within the event industry. Encouraging creativity and collaboration within the working environment were paramount to their objectives. Once we had found the right building, we were able to ensure that the subsequent fit-out not only reflected the clients brief but also delivered on budget and programme.”
“We instructed Director Group as we liked their independent approach to the acquisition.
They found a fabulous building and demonstrated the high levels of attention to service and delivery we would expect.”
Project Management: Manchester Relocation
Our client is a UK building services company which due to ongoing expansion were looking to relocate to larger premises in Manchester.
Although our client has the skills to deliver this project, they recognised that an internal project manager would need to politically satisfy internal stakeholders which could be time consuming and delay the outcome.
Director Group was asked to review their workplace strategy and prepare a brief, identifying their location needs, capital budgets and site selection criteria. We undertook a detailed search across the market and analysed all options achieving a short-list of opportunities. These were presented with negotiated lease-terms, capital fit-out plans and budgets, together with operational costs across all option.
Having established a good working relationship with the client we went onto manage the fit-out design and tender process, through to overseeing the project delivery and relocation.
