The Challenge

  • To re-align workspace to future needs whilst reducing footprint and total cost of occupancy, on a flexible lease basis
  • To acquire, design and fit out a new workspace of 11,000ft2 for the growing company, with minimal change to infrastructure
  • To create a space fit for a more collaborative, flexible way of working while using much of the existing furniture to minimise waste
  • The client wanted a light touch approach and critical personnel joined the project mid-way to be engaged in the programme

What We Did

  • Supported the client through evolution of space and budget requirements
  • Prepared a detailed search report and worked with the client to short-list the most suitable options, supported by detailed cashflow analyses
  • Agreed Heads of Terms for a new sub-lease and supported lease negotiations throughout, coordinating with the DG project manager
  • Secured architectural designers to develop solutions for the space and build specifications
  • Appointed Design & Build contractor
  • Managed a moving programme, adapting to the client’s parallel activity, and changing COVID-19 obligations
  • Delivered enhanced IT & AV solutions
  • Exited existing premises including dilapidations

The Result

A stunning workspace to allow a totally different way of working. A 10% increase in office space, more meeting rooms, multi-use and collaborative spaces – plus spectacular views of London!

Commercially, we were able to optimise the opportunity to leverage exceptionally competitive lease terms as a result of the volume of tenant space available on the market.
