Transaction Management

Director Group are not a brokerage or transaction based company. We do not charge a fee related to a real estate transaction and are not rewarded by landlords or developers.

It is our independence, that enables us to focus on our client’s needs. If it is not in their interests, that means not doing a deal at all.

We provide a market-wide review of available real estate to ensure our clients are offered every single on, and even off-market opportunity – regardless of who is ‘commissioned’ to represent the landlord.

As former in-house directors and advisers to some of the world’s leading companies, we understand the importance of real estate partner relationships. However, we work with brokers and agents on behalf of our clients, not their landlords.

We provide:

  • Site acquisition support and client representation
  • Lead negotiations, lease terms and incentives
  • Procure and manage professional and brokerage fees
  • Instruct and liaise with client in-house or external legal teams
  • Alignment of transaction timing to support an estate and business strategy
  • Rating and service charge cost and value appraisals
  • Site search and selection exercises through to transaction management
  • Acquisition management
  • Disposal management
  • Lease renewals and renegotiations and re-gearing exercises

New HQ for National Event Company

Instructions were issued by a national Events Management company backed by Private Equity funding. The company required a new London HQ for the rapid expansion of the business and to enhance colleague workplace experience. For business-critical reasons the project was urgent with very demanding timelines.

Director Group completed a full review of all the available business space, including off-market opportunities. Within 2 weeks ideal space was identified with terms agreed shortly thereafter. The lease for the premises was agreed and signed within 6 weeks. In the interim a full D&B fit-out for the space with workplace utilisation and design specification was agreed, tendered and contract awarded to allow mobilisation on the lease start date.

The fit-out was completed 2 weeks ahead of programme, to budget and enhanced design with full furniture tender undertaken and delivered.

Legacy property issues where closed down and a full project programme of 3 months and 1 week was achieved. The space is now a fabulous new HQ for 35 people providing an enhanced environment for a rapidly growing, successful client.

Stephen Pannell, joint founder of Director Group, guided the client through the entire process ensuring a ‘step-change’ workplace experience for staff and customers alike.

“Our client wanted a look that would reflect a contemporary attitude within the event industry. Encouraging creativity and collaboration within the working environment were paramount to their objectives. Once we had found the right building, we were able to ensure that the subsequent fit-out not only reflected the clients brief but also delivered on budget and programme.”

We instructed Director Group as we liked their independent approach to the acquisition.

They found a fabulous building and demonstrated the high levels of attention to service and delivery we would expect.

Biomedical HQ and Production Site Relocation

A biomedical client based in mainland Europe has operations and services around the globe. The UK headquarters building which is combined with their main production, sales and support facilities learnt that their landlord would not renew their lease at expiry.

The senior management team took advice from their property agent and received limited visibility to available sites and faced relocating  the operation to an unsuitable property solution.

As part of the Global HQ approval process, we were asked to check the outcomes from the original agent’s property search. We were able to show an additional 12 options, previously unseen, and were instructed to draw up a short list that fitted the site selection criteria and location strategy we had helped to draft.  Within 5 weeks from initial contact, we were instructed to agree final heads of terms on the selected location and solicitors were instructed.

Director Group continues to support the client through the design and procurement of the workplace which includes highly technical production space, state of the art laboratory and production clean environments together with traditional office and customer demonstration environments.
